DIRECTOR OF REAL ESTATE & DEVELOPMENT

Working onsite in the office or on a project site and a salary of up to $125,000

This stable growing commercial development and management company is looking for a dynamic Director of Real Estate & Development.  You will handle the management of existing retail properties, negotiating leases, site selection, negotiating purchase & sale agreements, and developing existing and acquired properties.

You will work out of the main office in Middleburg, VA, off I-66 or Route 50.

The position is not remote.

To be successful, you need to have 10+ years of experience in the development of commercial retail real estate

Experience with LOIs and lease negotiating, PSAs, permitting and construction, property and facilities management

A college degree is preferred but not required

RESPONSIBILITIES 

You will be responsible for managing all existing and future small, well-located retail properties, site selection, identifying premium sites with the philosophy of quality rather than quantity, researching and evaluating sites identified by the owner.  Negotiate all purchase and sales agreements, handle permitting, zoning, engineering, and site plan issues, get site plan approval, work with all architectural, design, and construction documents, budgeting, development, and leasing. Work with construction companies, handle bidding and contractor selection, and construction administration. In addition, handle lease negotiations, handle marketing and finding quality tenants for long-term leases, and negotiate acceptable lease renewals.

Handle the monitoring and correcting all defaults, tenant requests, landlord requests, lease enforcement, including monitoring rent payments, insurance requirements, utility payments, tax payments, cam payments, and all other lease provisions.
